Home / About us
We would rather show you the frame than the feature wall.
Most of what makes a house last gets covered up before handover. So we do our talking early, while you can still see it.
Our story
Six years, one way of working.
4 Square Homes was started by tradespeople who had spent years on other builders' sites and were tired of watching corners get cut where nobody would ever look.
We build a set number of homes each year rather than chasing volume. That cap is deliberate: it is what lets us keep the same trades, hold our build times, and give every client a direct number for the person running their job.
From our office on North East Road at Hillcrest we work across metropolitan Adelaide — the northern growth estates, established suburbs where clients are rebuilding, and infill sites being divided into two or three allotments.
- Wall studs at 450 centres as standard, not 600
- Slabs engineered to your soil report, not a standard drawing
- Site meetings at slab, frame, lock-up and final inspection
- 25 year structural guarantee and a 3 month maintenance period

Our four squares
What the name actually stands for.
Four commitments that sit behind every contract we write.
A fixed price, not an estimate
Your contract price is the price you pay. Site costs are surveyed before we quote, so there are no provisional sums waiting to surprise you at slab stage.
Trades we actually keep
The same carpenters, bricklayers and tilers work across our sites year after year. Consistent trades are the reason our finishes are consistent.
A build program with dates
You receive a stage-by-stage program when you sign. If a date has to move, you hear it from us before it moves — not after.
One person who knows your build
You get a direct mobile number for the person managing your home. No call centre, no ticket number, no repeating yourself.
How it works
From first conversation to keys.
Consultation
We sit down with you at our Hillcrest office or on your block. Bring a budget, a plan you like, or just questions. You leave knowing what your number realistically builds in the current market.
No cost, no obligation
Design & site check
Contour survey and soil classification first, then plans drawn to your block. Because we survey before quoting, your site costs are measured rather than estimated.
Before you sign anything
Fixed-price quote
One itemised number covering the build, the site works and your selections. You choose every fitting in our selections session, so nothing is left sitting as an allowance.
One number, in writing
Build & handover
Site meetings at slab, frame, lock-up and final inspection. You get keys with the full compliance file, warranties and a three-month maintenance period.
Keys in your hand
What our clients say
Homes handed over, in their words.
We were first home buyers and had no idea what we were doing. Every question got a straight answer, including the ones about money. The final invoice matched the contract to the dollar, which is exactly what we were promised at the start.
We stayed on the same street we have lived on for eleven years. They handled the demolition and the council side of it, and kept us updated every fortnight without us having to chase. The frame stage inspection was genuinely useful.
I needed the numbers to work before I committed, and they gave me a feasibility that turned out to be accurate. Both dwellings were tenanted within three weeks of handover.
What stood out was having one person to call who actually knew our build. No being passed around. Small thing, but it made the whole year far less stressful than friends of ours described.
Questions people ask us
Before you get in touch.
If yours isn't here, call or send an enquiry — we answer every question honestly, including the ones that don't have a great answer.
How is your fixed-price contract actually fixed?
We survey your block — contour and soil classification — before we quote, not after. That means site costs are measured, not estimated, so the number in your contract is the number you pay unless you ask us to change something.
What is not included in the price?
Council and titles fees, connections your site doesn't already have, and anything you add after the contract is signed. Everything else — every fitting, every finish — is itemised before you sign, not left as a provisional allowance.
How long does a build actually take?
You get a stage-by-stage program at contract signing with a date against every stage. If a date has to move, we tell you why before it moves, not after.
Do I need to already own land?
No. We can build on a block you already own, help you find house and land packages in one of our current estates, or assess a private block you are considering before you commit to it.
Can I change a plan to suit my block or my family?
Yes. Every plan we show is a starting point. We regularly adjust room sizes, flip a layout for orientation, or draw something new from scratch for a block that does not suit a standard plan.
What happens if my block is a difficult shape or has a slope?
That is exactly why we survey before we quote. Fall across the block and soil classification both affect footings and retaining, and we would rather find that out with a contour survey than after the slab is poured.
What warranty do I get?
A 25 year structural guarantee, plus a three month maintenance period after handover where we come back and fix anything that needs attention as the home settles in.
Do you handle knockdown rebuilds?
Yes — demolition, service disconnections and the council approvals are all handled as part of the build, so you deal with one builder from the first conversation through to keys.
How much does a consultation cost?
Nothing. The first conversation, at our Hillcrest office or on your block, is free and there is no obligation to proceed afterwards.
Who will I actually deal with during the build?
One person, with a direct mobile number, from your first consultation through to handover. You are not passed between departments or left waiting on a call centre.
